Worst company ever. The building manager Lee Rosen does not answer calls, he rarely responds to emails, and when he does it is no more then a single sentence. They are very disorganized. I received two very different ledgers for the same month period (maybe they are adjusting their books a little). When we received our security deposits, we had two charges... one for &1,300 for electric for two months we werent there, and another for $750 in rent, which doesnt add up when looking at the ledger. Stay away from this company, trust me.

Kibel was always very well run buildings. I am a long term tenant at one and my daughter lives in another. Henry Kibel would roll in his grave if he observed Lee Rosen's management style, along with his round co/hurt.
My husband and I walked through the lobby to find him pointing, taunting and causing a very kind lady to tears. I know the lady very well for 20 plus years. She has the need for assistance, but fears his anger issues. Many do. My daughter said in her building, there are similar problems with Rosen.

The first few months of living here were alright, but it has since changed. The building closed the gym due to the pandemic and did not offer any sort of discounts on rent, even though one of the core building amenities has been out of service for months. It takes a long time to get things fixed, even if it's urgent. The building is in bad need of updating and had a weird smell to it. Lee Rosen does not respond to emails or phone calls, and the Super was not helpful with what I needed either. Search for other buildings - there are nicer ones for way cheaper in the area.

Pros:
-Great location and size of apartments for the price.
-Rooftop pool is a nice addition in the summer time.
-Friendly door staff and maintenance(not all but a few).
Cons:
-The building Management completely fails you when you have an issue in your apartment.
-There is a large number of roommate/shared apartment units and the walls are quite thin so its a roll of the dice on your experience depending on your neighbors and which unit you get.
-If you have a legitimate complaint or request you'll be answered with "Let me talk to ownership". You will not get a reply unless you continuously follow up.
-Management (Lee Rosen) is simply ineffective in servicing the building as a whole.
I've lived in the building for nearly 3 years and recently decided to move into a larger unit. I should have known better as I was having neighbor issues with my last unit that were never resolved. I was asked to move in quickly and building management(Lee Rosen) assured me that any issues would be addressed....not the case
Continuous issues:
-Mold and water damage in my kitchen cabinets- I noted this early in the first week that I moved in and the building refuses to remedy the issue. On top of that there was still a continuous water leak in the area
-Garbage and lit cigarettes being thrown out of windows(a few guests have been hit by cigarettes while in my outdoor space)- Buildings solution is to write an email to the tenants threatening "Fines"
-They don't hold to projected build times- I was told in April my outdoor space would be completed by May. Its August- I still have random workers appearing fixing little things, making a mess, leaving electrical outlets in standing water.
Most recent issue:
I recently had a flood in my apartment coming from my bedroom wall, closet wall, hallway, hallway closet wall. Apparently this was caused by a toilet tank valve not closing properly. The "clean water" damaged the interiors walls and molding of two closest, damaged molding/walls/floors in my hallway and damaged my bedroom floors. I was told it was "clean water"......once the word toilet is in the mix I don't care but you cant call it "clean water". There was minimal damage to my belongings just a brand new expensive rug that got soaked in "clean water" and several articles of clothing.....Regardless "clean water" or not all items should be sent out to get cleaned as water can get contaminated just passing through the walls. The building staff quickly picked up the rug to be cleaned and assured me that in the past the building has paid for laundry and professional cleaning services when these things happen...that was not the case and now no one will answer me on where my rug is and Management (Lee Rosen) keeps telling me to file a complaint against my insurance company. I'm not sure why others are receiving different treatment.
I moved all my belongings that were in the damaged spaces into the rest of my apartment- Due to fear of more leaks, wet sheetrock(mold is a huge concern here), damaged floors, and me wanting to clear the space so the building can issue repairs. This all took place on 8/4/19. It is now 8/14/19 and I'm still living in chaos and scared to use my apartment due to safety/health risks and concerns. I really cant expect much from this building Management company and it is clear that they expect me to live in a work in progress until they can find the time in their schedule to issue these fixes. Meanwhile the tenant that caused the leak was moved into a brand new apartment unit and discounts for the inconvenience were immediately offered to my neighbors. I had been put in a position to withhold rent, file several complaints with 311, and email them daily to follow up. Only recently have they tried to discount rent for days that I cannot enter my apartment so they can issue repairs.
Conclusion:
-This is a no fee building if you want to live here don't go through a broker
-Don't trust the management company they(Lee Rosen) will say whatever it takes to get you to sign a lease.
-If you choose to live here it's renters risk just hope you get good apartment unit that does not ever have any issues and is surrounded by respectful neighbors.
-If you do ever have an issue with your apartment in this building be prepared to be well documented, have 311 on speed dial, retain the services of an attorney, and have a lot of spare time to write emails.Helpful 4Thanks 0Love this 0Oh no 0 - Sarah J.Manhattan, New York, NY06Aug 28, 2020
The hallway carpets of 300 E 51st Street are absolutely disgusting! I don't think they've been updated since the 60s. Floors smell like cigarette smoke. Who allows smoking inside buildings anymore? Construction never ends and can be heard throughout the building all day everyday as there is no wall insulation. Stay away - not recommended.

I love my building and the staff. Absolutely no complaints on that.
I have a HUGE problem with Anne Cauvin. She is one nasty woman. Not only did she scream at me for her own mistake, she then proceeded to hang up on me. For the amount of money we spend on rent, I should not be spoken to as disrespectfully as I was today. Truthfully no one deserves to be spoken to as I was.

I would give Kibel Company 0 stars if possible. They price gouged us with large rent increases at 85 John St. while offering to make no improvements to the apartment. 30 percent just about. It felt disgusting to be treated that way. We had to move out due to this and the Kibel management still has not returned our security deposit, although we left the apartment in great condition and we have a letter from the super stating our apartment was left in great shape.
In my opinion the owners treat their tenants like garbage. We were good and respectful long term tenants, so it seems to me to be such a strange way of doing business.
Did i mention the finishings in the apartment were super cheap? door knobs broke off closets easily, plaster peeled off from behind kitchen sink, and dingy hallways, to name a few.
As far as amenities go, apart from a sad little gym, and a shabby roof deck with small dying pine trees (at least while i lived there) there was no furniture on the cement terrace for 6-7 months out of the year. They bring it in to make sure it does not get "ruined" by the cold weather, although it is outdoor furniture and meant to be left outside. I discovered other buildings in the area offer better prices and have amazing finishes and amenities, and now live in a building where the management appreciates and values its' tenants, with 5 star high end amenities for less money. I have one regret: I am sorry I did not move sooner, and regret having spent far too many years living there.

As a former tenant of one of Kibel's apartments located at 90 West St in New York City, NY, I paid a substantial security deposit of two months rent, over $5000. Despite having vacated in August of 2016--8 months as of the time of this writing in April 2017--Kibel still has yet to reimburse the security deposit. They issued a check in November of 2016, but the check bounced, and I was charged a transaction fee associated with their bad check. They have not responded to my communiques in over a month, and I will likely be taking legal action against them.

there is a super who is working for this company and he was talking to me is so rude, I contacted them so many times for the heat during the winter and nobody replied to me. Feel so bad

Lee Rosen is great to work with. He answers emails promptly, the company is not out to get anyone and he manages everything in a calm professional manner. 5/5 stars.
